WESTERN STATES TECHNOLOGIES INKS IRVINE LEASE WITH
GRAPHTEC AMERICA INC.

IRVINE, CALIF.  – Western States Technologies Inc. (www.westernstatestech.com) has signed a five-year lease valued at more than $1.5 million with Graphtec America Inc. for 44,000 square feet of space at 17462 Armstrong Ave. in Irvine, Calif., near John Wayne Airport.  Graphtec America (www.graphtecamerica.com) will occupy 100 percent of the space.
A wholly owned subsidiary of Graphtec Corp. in Yokohama, Japan, Graphtec America plans to use the Armstrong location for its new U.S. corporate headquarters.  The company produces plotters, vinyl cutters, scanners, thermal transfer label printers, intelligent recording instruments and data acquisition systems.  Graphtec has engineering, manufacturing, distribution, and service operations in Japan and the United States.
According to Scott Venturelli, president of Western States, the Armstrong building recently underwent a major renovation that included numerous green improvements to make the property as energy efficient as possible.
“The property now features an enhanced water conservation program using Hydro Zone Irrigation Systems, which irrigate based on soil moisture,” Venturelli said.  “We also added T5 fluorescent lamps for warehouse and office lighting that reduce electrical consumption by approximately 60 percent while increasing light bulb life by nearly 200 percent.”
Dave Desper with the Newport Beach, Calif., office of CB Richard Ellis represented Western States in the transaction.  Kenji Sakai with CB Richard Ellis’s Japanese Desk in Torrance, Calif., and Tom Dorman with CB Richard Ellis in Anaheim, Calif., represented Graphtec America.
Based in Los Angeles, Western States Technologies concentrates on the successful development, acquisition and rehabilitation of industrial and office properties, and currently owns and manages a mixed-use portfolio totaling more than one million square feet in Los Angeles, Orange, Riverside, San Bernardino, Ventura and San Diego counties.  Western States specializes in the acquisition of single tenant industrial properties and office buildings priced from $1 million to $10 million.
